My quote through @Tim Norris 's company has an $1,800 premium with a $10,000 deductible for Named Storm Damage (eek) which also applies to any wind/hail damage at all when NS coverage is chosen (this makes me nervous).

@Brian Gibbons used to hail from that area, so he'll be a great avenue of resources...The bottom line is this...starting off..there is one main concern you have...You need ZERO risk..or as close as possible...If you are new, and limited money..you don't want to rehab a house...you don't want to use hard money to buy something you know nothing about...you don't want to borrow money...Lease Options as well as wholesaling give you a great insight into the thought processes and strategies of the market and the cash buyers.And you risk no money.Outside of advertising.You also don't want to do a sandwich lease option, or IMHO a Sub-2 starting off.It only takes one SLO or Sub-2 starting off to screw you up and you run away from real estate hoping to get back on track financially, and you lose weeks of sleep and turn to vodka or late night TV...yikes!
