I guess my next question is, why Kansas City? 

If its the opendoor that was buying all this real estate as a tech company now looking to sell, they are known -whats your question I guess?

I guess that is why so many people buy lottery tickets, to have a little nicer car to drive to work....I grew up watching my mom carefully invest in stocks that she held for decades and built a nice portfolio with, I could never understand people who would get a bonus and spend it rather then invest it.  

Not sure the final outcome, but I'm guessing that is a case where you think things are risk free, but I expect the purchaser was out significant legal fees that were not reimbursed and ended up not getting the property.I've always thought about this in the rare instance that a super nice and super valuable property goes to sale with a mortgage on it. 

So, if an agent says that, its not something you should be spending your time second guessing.

To debunk it, we're going straight to the source — the IRS.The IRS says to keep records for your business tax deductions indicating:What you boughtWhen you bought itHow much you spentAnd guess what?

I guess it is a nice touch, I would and maybe possibly should consider it in higher end listings I own and/or manage. 

I know someone who ahd a loand written at 10% from years ago and now they said a state is requesting more info on the loan because it was above usury laws and they may have to cut a check back to that person.Let me guess, good old Pennsylvania? 

You may want to check your lease on this, but my guess is that you may not have given her enough notice initially on the rent increase?
