Careful going outside state lines -- contract for deed is not allowed in Texas.I didn't think COD is illegal in Texas, just perhaps not recommended anymore, because it is difficult to comply with the rules or regulations. 

Our first accepted offer was a 320 unit deal that we contracted, put up non-refundable (yeah, I know) earnest money, and thought we had our financing and money in place to do the deal.  2 weeks before closing a major (several million) partner pulled out leaving us short of the funds needed to close. 

Use this as a way to secure downpayment, then refinance and pay back the loan to secure your cryptocurrency.That said however, I think real estate investing is going to change dramatically over the next several years, largely due to smart contracts and tokenization.

My second house was under contract before it was even listed, but the combination of my GC disappearing and having to restart the permitting process for the carport in March right at the start of Corona lock downs dragged that out and eventually feel out of contract.

Then, if you get a property under contract, get a quote.

We are under contract on a property right now and negotiated $40k in credits to use to buy our rate down.

This also leads owners to ASSUME simpler is better when it comes to management contracts.

Contracting has been the biggest lesson learned.

On one hand I don’t want to fall victim to overpriced contracts squeezing a naive owner.
