Fairly new landlord here and have been fortunate to have great tenants the whole time.

We are already a fortunately high net worth family. however, that is from my spouses W2 income, so at this stage we don’t really have anything tangible to “leave behind” and we want to try to build generational wealth for our child. 

My goals have always been to build passive income leading to financial independence (which I've been fortunate enough to achieve). 

Fortunately there are still companies writing LI.  

Fortunately not anymore.

Fortunately, there are simpler strategies that are much better suited for a first time RE investor (house hacking, specifically).

Fortunately for me, I bought my properties in the years where everything was going up and I sold before everything went down. 

I also work for a Fortune 500 so it has been helpful to understand how these types of organizations operate and translate this to my real estate investing.

Fortunately for me, underneath her top layer, she is a beauty just waiting to take her glasses and braces off.
