Many here think this is nuts BUT ...

Picture of the car preaty well says it all....nut job.

Also he is not at all flexible on price so he isn't motivated, all he is doing is he tossed his fish net into the ocean and he is sitting around waiting to see if it accidentally snags a large fish.  

@Justin Klepfer is this guy in the military or just a nut job with a plate carrier?

Or if the numbers work just Nut up... thoughts??

Unless you want to buy tear down and build 3 new but there are big fish doing this and you can’t compete. 

But a pattern of going nuts at Christmas on a credit card then not paying it off is a big red flag.

If you find one of the big fish it will usually be obvious.
