Do you work with investors in the NoVA or PG county areas for these types of deals?

I'm curious how people do it in a profitable manner in NOVA.

Inventory in Loudoun (and NOVA in general) is hovering around one month, and new construction starts are still way behind demand. - The reality is that it is way harder to get loans now so you won't see McD's chefs qualifying for $1M loans. 

The capital requirements to buy in to the NOVA market do keep a lot of people on the sidelines, I'm glad you found a market you like with more approachable price points!

In DC and most of NoVa and MoCo you’re closer to the .5% rule, with a $500,000 house getting $2500 a month in rent.
