Others have little/no experience and will give you bad advice that takes you down the wrong path.I recommend you focus on educating yourself while saving more money. 

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

Its a work in progress but fun to look back and see how the planning, education, and small actions have resulted in an amazing transformation of my lifestyle and wealth. 

This requires more frequent payments of smaller sums.

Figure out what specific aspects of BRRR you want to discuss, and tell us what you have done to educate yourself on each of those specific aspects.

I'm not here to be influence anyone but it's become clear that we can't leave it up to people to educate themselves.

Military Housing Opportunities:Military families and personnel frequently need mid-term housing, especially near bases like Camp Pendleton.

As a powerful organization, I would like to see Bigger Pockets become a leader in not simply educating real estate investors but leading the way in warning investors about the real estate guru pitfalls.  

Besides directly contacting the employer, this is now the only way I feel comfortable verifying income—especially since pay stubs and bank statements are frequently being altered these days.
