There is no easy answer so you'll have to decide which path will give you the least regret.  

Commercial valuation is easy.  

At some point you may need to consider the following:- The website that's monetized based on clicks and advertising and page impressions says this is a super easy thing and everyone should do it.

Tons of old homes that cost less than replacement value.. resales not easy lots of differed maintenance on them etc etc.. 

This isn't easy to measure directly.

For reference, I am 30 years old and not married.

It's not easy, as I said we dance the razors edge of profit and loss and last few years it's not been very profitable despite sizable growth. 

Homes that will hit that 10% ratio as a short-term rental aren't easy to find anywhere in this competitive STR, market.
