The reason I invest in real estate is because I want to get paid cash flows in perpetuity from the work I do on the front end to source deals.Although I am not a single family investment fan, this deal will act as your training wheels to get experience on the management portion of the business if you hold onto it. 

We have been talking about 2 options and want some input, we have no desire to reinvent the wheel. 1) Charge $100 extra a month for 5 months to get the deposit2) Charge $60 a month extra on the appartments and put it straight into maintiance accountAny experience with this is welcome as is other ideas.Please and Thank you

When I spun the wheel, it said $23k taxable.....not sure how the depreciation recapture vs cap gains is distinguished.Can't tag Dave Foster.

I have hardwood floors on the first level and have decided to replace the carpet upstairs with something more durable.  

They are heavy so table on wheels is preferable.I looked at some reviews and it seems that the Bosch has a motor problem. 

I am guessing the garage opener got bumped as they were backing out and the sensors didn't trip because the wheels weren't to the sensors yet. 

With that being said bang for the buck items:ceiling fans- I have found that tenants just love thempaint- "Greige"I put down inexpensive but durable laminate. as well as allure in the bathrooms and kitchens.

It's a bit more money up front, but they last longer, they're more durable and have less issues with water or humidity.
