My experience says the "holidays are a down time" is a myth.

I agree with waiting instead of letting $15/month potentially cost you a second vacancy in a down time of the year for that market.  

As you live in Plano, you can see construction crane everywhere and there is no sign of slowing down.Again, as you said commercial is first one to get hit in downtime, but i already check Self Storage and MFR in DFW area and cap rate is even worse in those categories.I live in McKinney, we can meet sometimes and discuss out...

You terminated their lease early but you get 0 down time for rent just like they had stayed.

Hey there again BP,So I work a job that occasionally has down time and machine time where I can read, listen to music, play games or go on Facebook or whatever, and just recently I've become much more active on this site.

Of course the investor can perform their due diligence in order to minimize this down time but things can happen and wanted to understand how others handled this.

I totally agree with you, I like to listen to audiobooks/podcasts anytime I have downtime or driving.

That can rock their world to the core.Do you have cash TODAY to weather most of the tenants leaving, having downtime of little to no income coming in, and the money now to put into rehabbing the properties?

I heard Self storage is doing even better in down time.

The podcast are great and since I'm sure you have a lot of downtime while on duty "I'm a vet myself" take this time to listen to the podcasts and take notes.
