The only people that get hurt on a roller coaster ride are the ones who get off the ride before it’s over… selling during a dip is tough.

If the HOA does not maintain the Common Areas, improve the Common Areas, do not enforce the Rules and Regulations, have a rental to ownership ratio of greater than 10%, individual Townhouse values will feel like a roller coaster ride.When banks consider giving mortgages to a Townhouse, in a HOA, the bank will look at two HOA aspects, for mortgage consideration: the rental to ownership ratio and the Capital Reserves.

It's been a bit of a roller coaster as we were banned from renting due to COVID and making nothing or renting on 30+ day contracts until not that long ago, and now the rentals in the area are *packed* at higher then average rates with people just out of lockdown and looking to escape the cities. 

Dictating what, how and where your tenants hangs pictures will set yourself up for disappointment and a roller coaster ride of worrying.To be honest this issue your thinking of doesn't even register with 99% of landlords.
