It depends on how you are going to finance the property for your own home.If you want a conventional loan,the home must be in habitable shape at the time of financing and able to get insurance.If the home is cheaper because it is a rehab job,you might have to pay way more in non traditional financing to get it bought and rehabilitated into livable and full after repair value.Not every lender will give you a loan on a rehab job for your own personal use because they want the profits from a short term loan.

I am trying to buy a home & I have been pre-approved but the lender says that I will not be approved unless I show that I am either going to re-enlist or have a civilian job lined up for proof of income.The problem w/ this is that I cannot show proof of civilian employment because I do not have a job lined up nor do i plan to re-enlist.I have read online that I could provide the letter of intent to re-enlist, and just not follow through w/ it.

I've found a few deals but the properties are inhabited by tenants who are either in the process of being evicted or they need to be evicted for being behind on rent.
