i bought property at tax sale auction in Dekalb county Georgia, over 12 months ago, now i am doing barment,  i published ad news paper,  i sent 30 days notices to ex owners and all parties might have interest,  and the property now it empty / unoccupied.my question is: if 30 days notice expired and no body redeemed, can i enter the property and start to fix / repair the property, and rent it??

I have questions regarding the owner and curious to see people's opinionsI find a piece of land that is going to tax deed auction and the land lies in a good/well-gated neighborhood.

Purchased various sheriff auctions, short sale, and just low balling.

Most of the deals I've found usually come from off-market deals that agents bring me, direct mail marketing, or auctions.

It looks like to find a good property to rehab then rent, I'll have to give serious attention to finding and possibly buying foreclosures at auction.

We talked and she explained to me that the house was in foreclosure and that she had an auction date 20 or so days.

These mortgages are within 6 months of going to the foreclosure auction.

Later I learned that it was in auction in bankruptcy court.

I heard that in Texas, after a mortgage foreclosure auction, when unsold properties go back to the banks, they wait 10 days before hiring realtors to sell them in MLS or via another auction.
