Most of the fix-and-flip investors combine the financing strategies to get past their limitations.

Drive around your area and find homes that are currently being remodeled (big dumpster outside, several crews/contractors) get out of the car and see if the investor is there if not talk to guy in charge and network with them.

Unless you are an experienced investor like Alan, it often leads to higher costs.  

Many of these properties never get listed because they are sold within investor networks.

As a professional property manager for going on 20 years and a real estate investor, I still encourage people to manage for themselves. 

As far as which market, I'll leave that to realtors and investors in Florida.

I'm form Huntsville but work with investors across AL. 

Many investors are in apartments, office, warehousing etc.
