So generally, homes listed on the MLS sell for more than FSBO (about 20-25% more, on average, depending on the year) arguably because they are seen my more (and better qualified) buyers.

Notwithstanding whatever requirements the state may impose, the Union City building department is an absolute nightmare to work with, and will impose a range of sometimes insane sounding requirements (that are arguably not legal or in contravention of what you would assume is the law).

This is actually fairly common, and arguably an ideal situation - you have the property producing income on day one, but also have the option of terminating or altering either month-to-month lease.

Josh Setterbo I buy my houses cash so I actually just use a general contractor in place of an inspector and if I don't close on house I throw him 100 bucks which is cheaper than and inspection but arguably just as thorough so that allows me to get an accurate pricepoint as well.

The second is the cost of defending the suit itself.An LLC could arguably be a part of the solution for protecting assets from a damage award, but it does absolutely nothing to protect you from defense costs.
