How much would you budget for architectural and engineering for a new build 5000sf 2 tenant retail building?

Hi everyone, my name is Gillian - just turned 27 and I work in the architectural field, but looking to also move into real estate investing. 

We have the ability to design/build almost any architectural style. 

We can help with both the feasibility and architectural package for permitting.

Putting a new roof on, also providing architectural prints for renovation.

Second, I'm in a similar building profession, architecture.

I can do the project in phases, but I am in for quite a bit already, the land acquisition, engineering, architecture, horizontal construction for utilities, water retention and so on.  

Between permits, architecture, engineer, and other fees, you are most likely looking at at least $100,000 before you even get started (depending on what you build). 

In my 10+ years of architecture I've seen a lot of great ideas get shot down by the county review boards and thats after the owner has tried do do things with out going through the typical channels and typical procedures.
