I am in University and have my Real Estate License and am planning to work part-time as an Agent once I pass my exam to make connections and to keep learning about my San Jose/Santa Clara Market (plus hopefully increase my income).I am saving all I make at my current job and am trying to understand at what point I can start looking to buy my first Property. 

I'm originally from San Francisco CA (started off as an out of state investor in 2021) and have no desire to become a landlord in CA. 

I currently manage 18 properties in San Antonio.

I'm a new investor in the San Diego area, currently purchasing my first property, a 2BD 2BA condo.

Any recommendations or referrals for General Contractors who work with out of state investors and do quick rental rehabs?

In San Diego county, this is limited to the city of San Diego.   

Take this far enough and you get Oakland or San Francisco.

I grew up north of San Francisco but moved out to Reno to live and invest. 

I am in Texas, in between Austin and San Antonio.
