@Jorge Vazquez what type of gross revenue to purchase price ratio can one expect in the Tampa Bay area?

If you change your mind, I happen to have done more transactions in the Tampa Bay area last year than 99% of licensed agents in the Tampa Bay Area and that happened to be almost exclusively buyer investor transactions. 

just last tuesday I checked bread was 6 dollar something in sack n'save ; the price is not too different than bay area except I could buy a poke in a smaller container and that's enough for few days.Also some city in Hawaii is still considerably very affordable like Hilo and Pahoa and arguably IMO is best little town in US, it's the relaxing and slow daily life that's hard to beat. what I like about Hawaii is it's the closest vibe to south east Asia without having to stay in south east Asia.

Madison was always more of a college town, so it was not impacted the same way.And MKE has a wide variety of neighborhoods with very different ptice ranges, look up Whitefish Bay or Wauwatosa, they are expensive. 

Hey Mariya, yes, I just helped a bay area investor purchase a property that they'll be turning into an STR in West Sac.

Why would you give them any participation unless they did something other GC or realtor cant do which is doubtful in the bay area.. 

Hello, my fiance and I are moving to the South Bay as she recently was hired to work at Standford Hospital.I bought my first property in May 2022 in Tampa, Florida, and it's currently used as an LTR.

We are seeing this now again, where real estate values have basically doubled sice 2015. yes most markets will have a stagnet period.. even the bay area had depreciation from 89 highs to 93 94 then stagnet till 99 or so.. then sky rocketed again..
