The tenant fails to pay their last month's rent and leaves the place needing new flooring and paint.

After all, if you can't service them, you could refer them to another agent you trust and earn a portion of the commission.

The property is a cosmetic flip, needing cleaning, floor refinishing, and interior painting.

Their pro formas felt optimistic with providing 6% annual appreciation and property management that is only about 6% of rent so I take it with a grain of salt (they offer their own property management services but it has terrible reviews on Yelp so I would probably go with someone else). 

Also, view your ability to bill hourly for services as a huge advantage.

That being said I do accept rent from all the major electronic services.

The internet companies that failed, failed because they didn't have a viable product or service, not because of the underlying technology of the internet.

The utility company doesn't manage your property...they provide paid services until they're not paid anymore. 

Stand out, be unique, and offer something of value that you would love if you were a traveler (cleaning service, amenities, a theme, etc.)Happy to help you find a place if you want some help on the agent side.

That is done via placing the highest quality tenant possible, keeping issues to absolute minimum, keeping maintenance and service calls to minimum, because to make it work properties have to operate on cruise-control.
