It comes in very useful when there are weird timeframes (eg, one month tenants A and B moved out of unit X, tenant C moved into unit X, and tenant D lived in unit Y)  and different numbers of tenants in each unit. 

If not, what is y`alls advice for getting me on track to get qualified.

I think your strategy is...look I want to get this property current, but it's worth X and we owe Y.   

On the flip side, B&H, as you put it, is very attractive and I think you'd find that most investors wish they had never sold x, y, z, properties with 20/20 hindsight even if the wealth that you build there feels painfully slow.

If you're a good enough negotiator you can play them against each other, "you know bank X said they'd do Y, could you match that or help me out?"

Will I purchase a property that has  12% cap rate but on;y 60-70% occupancy hell no!

This implies we can do X% down, Y% interest; as long as it makes sense from my standpoint I can pretty much dictate terms.My questions are....1.

I'm not sure if it will accomplish what you are looking to do, but you cam do that.
