@Ralph Galdorisi, In a nutshell the Deferred Sales Trust could have some value in rescuing your exchange if it fails because you cannot find suitable replacement properties.

Ideally Id like to 1031 into another suitable investment (fund) but they only work with Deferred Sales Trusts.Would a DST be feasible/recommended in my situation?
