I would do that part-time although I wonder if any of you would attribute your success in the RE investment world to having a license versus other non-licensed investors.

I need to mix it up and stand out because the market it pretty tight here.

And they stand out to younger buyers especially when all the other houses they've been seeing look like grandma's house by comparison.They've stood up well in my rental units and they have long warranty.

For instance, down here, many homes that are part of an HOA, have mandatory restrictions on outside design, but those that are and aren't primarily have Spanish architecture attributes.  

The OP wanted to make his offer stand out amongst others.

Work ethic and sound judgement are important attributes also. 

I would suggest looking through the podcasts and listen to the ones that have titles that really stand out to you when you have time.
