HeyLooking for input from other members running their short term rental properties.We are onto a new project where we have a small acreage that is nicely setup.3 bed/2 bath house that can accommodate 8-10 guests3 services rv pads that can come with newer trailers to accommodate upto anther 12 guests.The property is close to the lake, golf, kids activities, town etc and have a Great Lake view.Last year we added a large 1400 sq-ft deck to capitalize on the view and add a hot tub, 12x24 pool and lots of seating etc.This year was a large fire pit area suitable for 12-16 people.Next up are three choices and not sure what would give the most value (or do I do all 3)1.

I don't live in that area, but I frequently attend the State Fair of Texas and other events in the area...including the annual Texas/OU football game at the Cotton Bowl Stadium.Dallas voters recently passed a new bond to invest additional moneys into the Fair Park to continue to have it serve as an attraction for in-town and out of town visitors.

Also, while there were suitable house hack properties on the market in my area, there wasn't a huge abundance of properties that I felt like fit what I wanted.My criteria at the time were: I wanted to buy a 2- to 4-family property (4-family properties were a lot more rare) in a safe (low crime) neighborhood and a good school district.
