Typical hard money lender here is probably 8-12 percent and 2-4 points.I’ve been approached for private money at 10 percent and 2-3 percent origination.You will need better financing terms or find a way to earn/save more money for this to work.Someone who may be helpful as I believe he’s a “former” (having immigrated) Canadian is Omar Khan .

unfortuantly this is not the way the wholesaling is done in the US.. its a add for the home with pictures etc.. and its the wholesaler not divulging up front they are simply a middle man they represent themselves as the end buyer.but I think we have bashed this enough.. it would be great if the Canadian laws were implemented here and I would be doing that all day long..

You're correct that the K-1 hides the details, but generally the bank will ask for the form 1065 - Partnership return thus providing the details.As far as DTI, with recourse commercial loans the banks use something called Global Debt.
