I'd love to hear how to safeguard against risk of non-paying tenants with the idea that pandemics/eviction moratoriums can happen.Hi Erin, sounds like you've got a good team around you with a CPA who helps you do planning.Although it can be nice to get a minimum number of units for a little diversity of income (5-10 units), I don't agree you need to keep growing to some set number (like 20) in order to reduce risk.Instead, just have healthy cash reserves to get you through the cash flow ups and downs.

I have never been to Chicago but from what I hear it is very diverse and a hero wing population.Since I was born and raised in Dallas I know there are plenty of options around there.

It’s closer to downtown with a 10 minute light rail ride, is right off the freeway, and more walkable, more diverse, and better cashflow than Ravenna and most of north seattle. 2 of our 5 properties are there and we LOVE the neighborhood.

I've been teaching this for 10 years and still there are a lot of people from all kinds of educational levels and degrees that have a difficult time absorbing this concept.One reason why I taught it was to keep these calculations fresh in my mind and how it should be used.It really takes a while before it sinks in but it can only sink in until you do a number of comparisons of a diverse group of investment types.Investor Llew
