@Chad Pantel  It took us forever to get the container built out to the point that we moved it on site and incurred some additional storage/warehouse fees (I would highly recommend having an indoor location to work on the container if only doing a moveable one box unit, a multi unit home could be done on site). 

All of the books I've read on STRs say to spend the money, and that it'll be a huge difference maker for bookings.

No personal experience here, but from what I've read it is a good idea to change them somehow after each tenant, however there are several options:1)Invest in smartkey locks that can be easily rekeyed in-door.

Don't get me started on radon... what a money maker. 

The contract the agent deals with at the lender isn't a decision maker and also the seller will receive no proceeds, so the lender does not see the seller as being on their side.

If you want to purchase below market then you or one of your team members are going to have to contact the personal representative as soon as the probate is filed or when the administration process has started.This PR is the decision maker for decedents estate and/or family.

I've always provided a refrigerator just with no ice-maker. 

Draining the lines & blowing them out was tedious & with some of the indoor laterals & high end Kohler brass shower diverters I was skeptical that any residual water would not cause problems.The ongoing Pex issue I now have is at a 6plex.

People here love talking about this stuff.Then call your agent and put that thing up for sale and invest the proceeds in a better money-maker
