your preaching to the choir.. anyone who has read any of my post over the years I always say you should be local if you can and if not you need at least 10 doors and to be cautious of buying in war zones.. locals can make war zone's work .. out of state rarely if ever this is where your inventory comes from burnt out landlord syndrome..
