@Chris Kreslins If you're looking on the MLS, you'll be hard-pressed to find something that cashflows.You should:1) Source your own deals before the seller gets to an agent2) Find properties you can reposition as STR3) Find other ways to reposition a property to increase cashflow/value- convert a garage or den to a bedroom, etc.

I personally bought/sold 10 transactions last year and have 4 in the hopper already this year and there are lots of realtors that don't complete that many transactions in a full year but you'd be hard pressed to find a realtor who can't convince themselves and their clients they deserve that full commission no matter how much or little they do.I'm selling/closing on a duplex in Uptown this Friday that was off market.
