Lots of things affect rentability, from crime to airports, busy highways to lousy access to transportation.

I own 2 adjacent parcels of land on one deed in Granby, Massachusetts, each parcel with a single family home on it.

The port and economic development council have really been pushing hard to bring in more industries to the airport.

Or make $500k in 3 months.San Antonio there is 4 acres near the abandoned airport you can make $2 mm profit in 2 years.  

Plans to were announced last month to invest $2B into the cities airport in anticipation of the population/business travel growth.

I think that combining the office and the adjacent bedroom into a master would make the most sense...maybe?

Focus on areas where tourism is strong (which is most parts of Florida), population is increasing, near beaches, and government is planning large infrastructure investments such as transportation like highways, airports, etc.  

Build and fly your own 747 from point A to point B or go down to the airport and buy a ticket, get on and let the stewardesses bring you some snacks while an experienced pilot handles the big bird.Good Luck!

@Alan McCoy from a lender's perspective some of the key aspects of gas/c-store financing is a strong preference to a nationally branded station (incl. a solid refueling agreement), clean environmental (incl. possibly new tanks, etc), a owner/operator with experience, good access/traffic.I lived in the Jacksonville area for a while and even owned an interest in a warehouse at the old Jax airport.
