@Jay Hinrichs  In the 1960's the federal government said none of Collin County was suitable for building permanent structures. 

It has been tough getting better tenants.Initally I was putting laundry machine in each unit but the realestates in the area advised against it since this area is not suitable for it.I notice the younger generation is looking more for convenience and that why I had consider it.

Unemployment rate is well below the national average, the economy is very diverse and independent of a single industry or player, visitors say the city has a cool vibe and some move here because they want to get away from the heat, wildfires, smoke, storms and fresh water shortages.

It may not be Yellowstone, but if it gets visitors in the 100,000s, it has promise.

My strategy is Fix-N-Flip.my budget is around 150K All-in. however, I`m new in this market so don`t know which neighborhoods it`s good for my target.I appreciate it if anyone can give me suggestions for good areas or which areas it`s not suitable for my goals!

I'd probably skip on handing out pistols but I'd be a repeat visitor if you did. 

We love Snowshoe mountain, Snowshoe Mountain Visitors, and Snowshoe Mountain Home Owners are three I can think of. 

These are last minute visitors who fill in the holes on my calendar.

The Casino was able to attract a lot of visitors from the Bay Area who would otherwise go to Reno or Lake Tahoe.

I've reached out to three agents trying to make connections to find a suitable multi family, but it's been six months without anything promising from them.
