And the GC has no money at stake, so he can simply walk away if things go badly, leaving you holding the bag. 

No one is living in the property, if it goes under contract, no one is packing the bags, calling furniture movers, setting up storage arrangements, they aren't out with another agent looking for a place to rent, taking off from work,  they probably won't put a contract on another house, with a down payment and earnest money subject to the closing on their empty house.

Now that the cat is out of the bag, there is an opportunity for growth on both sides.

There's so much here in Indy going on with investments and really - it's just a perfect mixed bag of SFR for both buy and hold & fix and flip as well multi-family.

Their projections were way off and they are no left holding the bag.

I also don't want to be left holding the bag, at the end of the day, if there is an issue or incident.

You're right, it can be a crapshoot in terms of gaining valuable information, but it's just another tool in a note investor's bag. 

I'm seeking to buy Multi families that we can preposition and have added value opportunities.Both areas have mixed bag of school rating, while 32211 have much less crime. 

@Gulliver R. you may be including in supplies, but this category can include coffee, other beverages, condiments, paper towels, toilet paper, garbage bags, etc.

We shouldn't lump them all into the same f'ed up bag.
