We have friends that have expressed interest in buying it as an investment property and have discussed a sale price with them.  

I will be sure to contact both my state representative and state senator and express my opposition to this endeavor.

UPDATE After expressing my concerns via email to the contractor - where I laid everything out very clearly - he said he would provide receipts and respond via email.

I recently had a past roofing client contact me from a tree falling through his house at the beginning of March, and expressed that he would willing to walk away from the property for $300K plus his insurance money he received.

This part of landlording and managing property has always confused me, so I'm hoping to learn if there is a "best sequence" to use when prospects call to express interest in a  property for rent?   

If the lender discovers the transaction and has not given an expressed written approval, you stand to lose the property and your downstroke.

In almost all situations, the client is best served by having the listing forwarded to other data bases, imo any agent that does not check that box (without the express consent of the client) is violating their Realtor duty to their client.
