Be cautious in giving them a second chance to leave you holding the bag.

"Belief-systems"....you have to be cautious on what "belief-systems" you allow yourself to buy into.

I would be cautious buying anything in new hope/crystal under a 7 cap unless it has upside.

There are a number of children in the community (some of whom are related to the manager) and he wants to give them a convenient, safe place to play.The former owner had denied it on the basis of insurance, but when we (the former owner and I) were discussing it yesterday, he mentioned that the insurance agent had been cautious about it, but not killed the idea completely.

So BP folks, am I being too cautious?  

I understand these types can be dangerous but we also live in a rather cautious world.

Lesson learned, be more cautious on future transactions.
