Based upon the text in the original link, If the reason for the rejection is not wholy or partly due to information in the Consumer report, you are not obligated to provide them a written rejection, even if you do access their consumer report.Beyond that, I think consumer reports are garbage and subject to manipulation (both pro and con), so I do not use them, I just do a Statewide court search for $7 (in addition to verifying employment), thus I avoid having to concern myself with the crazy requirements of credit reporting laws.

I would rather have cashflow on each place than fish for equity, although I am positive these two will have it almost immediately.As far as expenses, outside of the few thousand I want to put into the places prior to renting them, the monthly expenses would be about the same for both places.Mortgage is $675 (including property taxes and insurance)Water, Sewer, and Garbage $115 (figured on the high side) I'm assuming most owners pay this on behalf of the tenants.Gas & Electric to be paid by tentant (average is $150/mo)Total Monthly expenses = $790I'm not sure how much to put into a monthly kitty for maintenance.

The problem is I have two rental properties on the same street in Fort Lauderdale, dead end streets because one side of it are all river front properties with 75' sailboats etc...I am on the other side, the dry side LOL.So each property has black carts for garbage, green carts for yard waste, and blue carts for mixed recycle waste.
