I would rather not have to deal with the variability and try to accurately pad the rents to cover it, much more risky as you also noted.

Maybe pull the trigger on a nice tile saw - you would all laugh hard at the Mickey Mouse one I get away with now - then again, I don't love doing tile so...and I actually prefer an old-school score type for as much as I can get away with.
