When I watch TV shows where they buy a house for 400k, put 80k in it and sell for 550k, they can make some profit. but in Rochester, houses are cheaper, so if it needs a big rehab it may not leave enough for a quick flip.

When he moved the TV the drywall collapsed - it was soaking wet from a poorly installed window AC.I removed the damaged drywall plus a little more to ensure I had removed everything that got wet and discovered that this 1937 plank-sheathed house does not have a vapor barrier at the exterior wall...Is this a serious concern?

As for electricity, again...depends on the tenant...if they leave every light on in the house with 10 TV's and multiple video game systems...it could get crazy real fast.
