You do not need a license (like a brokers license) to manage your own properties.However, check your town to make sure you don't need a business license.In Tacoma, WA, as an example, even if you have a property manager, the owners themselves also need to have a Tacoma business license.If you hire a property manager, they will need a brokers license to manage other people's properties.Good luck!

Most college towns here in UT restrict to 3 unrelated people.

Probably depends on the location and part of town if neighbors care or notice. 

He did emphasize that Greenfield is a small town where everyone know everyone and they are set in their ways.

However often the properties are not really in the better parts of town and don't always attract the best tenants.I've always thought real estate is not as passive as people will make you think and maybe the buyers want.

I am from Buffalo and the only tiny homes, that I know of, are in the ski town of Ellicottville about an hour south of Buffalo.

Maybe it's a small town and there are very few homes available to rent and there are several families that would rent there if there were available homes in their price range.
