I know that we get things done if there will be punishments to be late as I hate to lose $.

They give you a lot of knowledge about mortgage amortization, how many square feet in an acre, metes and bounds, and especially the punishments for illegal activity.

To evict,  be out the lawyer fees, 70% of the rent, and the next few months of squatting sounds like gluttony for punishment.  

Colorado State will not punish it, but it is still illegal.

Rather than offer what sounds like a punishment of a late fee, have you considered offering to let the tenants pay rent on their payday?

Unless you're into punishing yourself, then take yourself to court and then pay 1/12th of the settlement to yourself but good luck trying to get the other 11 owners to pay the judgement or lien.

Also, several million dollar investments are volatile and can easily be just as punishing as they can be rewarding.

I would definitely advise having your license; just be aware of the laws as they can be very punishing for offenders.
