I understand I have to find the right loan and do the math, but is there really any other downside to the FHA and that additional insurance cost? 

This is a math and a 'gut check' problem.  

The math works like this: sale price X assessment ratio = assessed value.

We are interested in Section 8 - going over the HUD rents and doing the math on the CoCROI we sometimes come up with 20%+ ROI (accounting for capex, repairs, vacancy, management, etc.)Going over some of the forums here I see a lot of 10%-12% CocROI of investors with Sec8 properties.

Thats a  $1000 dollars a month in interest if youre mathing! 

If I can take over a property I need to do some quick math on how much I can make per each door even if it's simply raising the rent by $100 before any work needs to be done. 

Do some math and compare vacancy to a price reduction.

My quick math is if I'm collecting $75 more per booking at a conservative 40 bookings per year that's $3000 in extra revenue.
