My initial thought is that the developers may have gotten a much better deal than they would have otherwise given the clear limitations on the land's use.

In the event of an acquisition your "Checkbook Control" set up would not change.

But because you rent by the room and YOU SELECTED the roommates (for which the other roommates had no control over), that makes you directly responsible to the other tenants should any harm or damage come to them.  

Then, I spoke with several acquisition managers with very limited knowledge on how to evaluate a deal but this time, the company they were working for was sued by multiple homeowners for fraud.

Since you prioritize appreciation over cash flow, focus on DFW areas with strong job growth, infrastructure investment, and limited housing supply—such as Frisco, Arlington, and Rockwall.

Difficult to defend places -- hillsides with limited transportation options, etc. -- won't be allowed to rebuild at all.

Rising land prices are not that common either, and limited to select areas.  

All this to say they are getting serious about permitting so if you are planning to invest in San Antonio in the short term rental space, MAKE SURE to check that the property is eligible for a short term rental permit given the density limits above and have a Realtor experienced with the San Antonio permitting requirements and rules.
