Only a small fraction of human communication is the words themselves, you just loose too much with written word sometimes. 

For some unknown reason you were tested today, you saved a fellow human's life, and showed what you are made of under pressure.

If I were in your position, I would sock away as much as humanly possible.

But frankly, buyers are human and not completely rational, so the best you can do is guess what someone else is going to be willing to pay and pad your numbers.

On one hand you want to be humane, but on the other hand bad tenants can make your life miserable chasing them for a few hundred bucks.

Just like I think the majority of the human race are good people, most of my tenants are normal, reasonable, good people.In general, I don't think society thinks poorly of landlords and other REIs. 

I cannot assume what is in the mind of another human, but whatever his reasons are, he is doing a disservice to his client and therefore is not fulfilling his duties.

Some out of pure desperation, some out of lack of honor and human decency. 

So today I was doing maintenance at one of my rentals, I opened the closet to access the central AC handler unit to change the filter and after I opened the closet door,  I had to rearrange a few things to clear the space to the left so I can have a clear path to the filter slot.As I moved some clothes to the right my hand touched what appeared to be a human head on the rack.I quickly jumped back and in my mind was a scene in Silence of the Lambs...I tripped on myself and fell on my butt.I was so scared LOL.Glad the tenant wasn't there.

From experience with human beings, we always scout at least three other alternatives who can jump in and take over at any given time.
