All that garbage made to sell books or guru programs is just that, BS marketing slogans. 

rates are high, prices are high, good PMs and contractors are booked up and busy, and it's very tough to find good deals. 

I know we're still ok with it because we're renting and it's booking quite a bit.

I would suggest starting with reading the IRC book all the way through multiple times.
