A lot of investors would love to help someone just getting started, as long as they know they're not a flake, and bring a work ethic. 

Since nobody is required ethically or legally to answer any questions that are not mandated (Property condition disclosure/lead based paint) I doubt anything would come of it.Just some thoughts and I hope it works out for you. 

I don't know why some people think wholesalers have some kind of ethical obligation to give advise to the seller.

The point about ethics and integrity certainly resonates with me, which is partly what has been bothering me.

Is there a way to ask them to leave that is humane and ethical? 

A high quality, ethical Flat fee MLS would disrupt this industry and be a game changer to the industry. 

What I do have is work ethic, some knowledge of real estate investing, ambition, and time.

The problem with pretending to be something your not is ( I know you technically are still a property manager) they will eventually find out and will consider your word and your ethics to have no value which will damage that trust .
