I ran the Transunion SmartMove background check with credit report, criminal history, and eviction report and it came back clean, but had to reject two other applicants after their SmartMove scores came back low for low credit scores and numerous pre-eviction filings at local courts.  

I personally like to pull the background along with the criminal record and I still collect all my tenants SSN's.

I am telling them all the standard requirements before even seeing the unit, 3x rent, good credit, no criminal record and no evictions.Thanks 

Unless they're wrecking the property or engaging in criminal activity, a long-term tenant can be a blessing.

Also, if anything ever happens, like say a fire starts in the basement duplex and travels up the stairwell you illegally built killing everyone inside, then you are not only talking financial liability but criminal liability as well.

I use the SmartMove application through Transunion and they both have good credit, no criminal, or eviction history. 

We do a credit, criminal, eviction history as well as verify employment by either current paystub's and we ask for two months back.

the biggest issues are that the available tenant base drops dramatically around October and doesn't pick up again till the end of the school year.People are no different than animals in that regard.They want to be settled and hunkered down in a property before the school year and/or bad weather starts.Quality tenants with good financial backgrounds don't want to move their families in the middle of an icy,snowy winter for obvious reasons,and good college students have already started school in August.Many of the few available tenants will have questionable backgrounds like recent job loss,previous eviction,bad credit,difficult income verification and don't make 3 times the rent,criminal records,etc.   

In our area, they are processed through local JP (Justice of the Peace) courts.
