If your seller files bankruptcy after the sale and the Trustee believes the sale was fraudulent because it was for below market value and seeks to set the sale aside, I think the title insurer might deny coverage. 

If you trust the provider and coverage is adequate - take it and run. 

The Landlord insurance policy quotes I am receiving has a high deductible for Wind/Hail/Named Storm coverage which effectively means replacing the roof would be out of pocket for me which defeats the purpose of carrying this insurance.

When you say, 'landlord insurance' what are you seeking - property coverage or liability?

The types of coverage will change accordingly.Make sure every vendor who performs services on your property or on your behalf maintains appropriate contractual relationships whether it be directly with you as the owner or with an intermediary such as a General Contractor or Property Manager.

You can google "Overnight Rental Insurance" and come up with quite a few agencies that offer this coverage.
