However now that it's been a couple years and Avantstay is running these like a well-oiled machine, I probably will continue with them as a PM company when my master lease is up.

@Arun Maheshwari Richmond and Rosenburg have effectively become immediate suburbs of Houston with the continued sprawl.

All of them have been continuously rented for the past 6 years, until now.

Same PM became a successful broker for me and continues to find me solid deals.

Insurance typically covers only the directly damaged area, not undamaged flooring, even if it's continuous.

However, if you intend to work with a hard money lender or utilize a short-term loan product, you're on the clock for repayment, which can be stressful if things go sideways. 

If I had a good tenant and they continue to be a good tenant, I don't care where they legally get their money from.I agree that most S8 do not meet my criteria even without considering the source of the income.However, we have another policy that also works against S8.
