The houses are well over a century old, so sound dampening between the units is non-existent.

-As was mentioned, the fact that you got it at such a "discounted" price could be a red flag. ...usually this means either A: what you think the house is worth isn't accurate, or B: there's some problem the sellers are hiding. ...either you found the deal of the century, or you're missing something, and the equity you think is there, isn't there ...why do you think you're getting this house that's supposedly worth 560k for 400k?

Century 21 Farm & Forest!

Far below the mid point in the state ranking. do you know where Case Shiller ranked San Diego on total residential return for this century?  

I was an active real estate agent from 99-2006 under century 21 in Middlesex County NJ and then transitioned to Remax Central after that i went to referral agent status until 2011.

I just like the design/solid construction of most mid-century properties better and the larger floorplans.

@Dennis Degelmann this looks like the deal of the century which makes me hesitate... are you certain in your 70k rehab and your ARV? 

Louis has an amazing stock beautiful turn-of-the-century solid brick buildings.  

I like the Albany area but most buildings I found were originally  built in the 19th century, literally!
