For a land strategy, going 40 miles out from a large city center and buying plots has always interested me.

My partner and I bought a home in South Florida end of 2021 with the intent of doing a small Reno and then airbnb/vrbo and then blocking out the dates we wanted to use the property.  

Take a look at the CA building codes including for earthquakes and local cities can have their own as well.
