I typically provide that as a starting point and then assess my situation/budget for the BRRR/and timeline for my next move with the investment. 

Might not fill 6 bedrooms immediately but when I rented by room there was always a good amount of interest (FB marketplace, craigslist, Zillow, roomies.com), especially if you are open to shorter than 12 month leases.

.- NOTE: FB Marketplace is difficult due to their strict policies (they really do NOT want PMCs advertising there)How are webviews, inquiries, emails and calls tracked, if at all?

Condos and townhouses also always have the potential of an assessment which can make them unsellable depending on the amount.

Depending on how many years you have own each property, maybe it is time to assess them: their individual performance, ROI, what type of tenant do each attract?

It is sellable and we have had an assessment with a broker.
