Lol, come to Czech Republic, "everyone" is scared here about the responsibility, about not paying tenants or some big crisis with real estate...No one does any favours for non-family here, period: kids have priority, which is also the "excuse" not to have time for nothing :-) Or else, just advertise/register as professional.

Old Republic was great when I needed them for a big plumbing issue a few years back.

As you've seen, the Republic is VERY expensive; it always has been.

A few portfolio lenders (with local presence/representation) I've found that have good programs:First Republic Bank: can get to low 4s for strong borrowers. 70 LTV max for investment.
